Crown Investor Institute: Course Summary:

Land Trusts – Basics

The Basic Course is a pre-requisite for taking the “Land Trusts Advanced” class.
Real Estate CE Credit is available.

In the litigious world we live in owners of real estate have become increasingly susceptible to frivolous lawsuits. With the county deed records now available on the Internet, angry tenants, nosey neighbors, snoopy in-law, ex-spouses and hungry lawyers can easily identify property owners, serve them, and involve them in a lawsuit, founded or unfounded. The public nature of real estate holdings can make life miserable for unprotected investors. Camouflaging ownership goes a long way to keeping you from being identified as a “wealthy real estate barren” and getting targeted by predators looking for an easy mark with deep pockets.. This is an old and established strategy used by property owners, and the rich and famous, for centuries. Land Trusts have a long history of common law, as well as state statutes and tax law, that gives them good standing as a privacy tool for the investor. This class will build your confidence in land trusts. This “basics class” is designed to familiarize you with Land Trust’s as a title holding strategy and prepare you for the advanced class where you will learn to form your own trusts.

Crown has been using Land Trusts for 15 years to protect property owners from unnecessary public exposure. We work with one of the largest and most prestigious real estate law firms in the southeast to train on Land Trusts. Dickenson Gilroy, LLC has helped develop and perfect our documents, co-authored and co-teach this course, and will close into Land Trusts.

Attorney testimonies:

“The Land Trust is a powerful tool for real estate investors to keep their names off public records. Anonymity goes a long way towards reducing the liability and added exposure of owning publicly recorded assets. I have worked with Crown and Robert Locke for several years applying this strategy and have drafted and reviewed their Land Trust documents”.
Jennifer Dickenson. Partner and Closing Attorney, Dickenson Gilroy, LLC. (Sigma cum lade) Emory Law School

“As a litigator I find it cumbersome to track down the assets of an investor who has made the effort to camouflage ownership of their real estate through title holding trusts. A properly drafted Land Trust goes a long way in getting the owners’ real property off the radar screen of creditors, government agencies, angry tenants, nosy in-laws, prying tax collectors, or the ex-spouse. We work closely with Crown clients and students to properly implement the Land Trust strategy”.
Monica Gilroy, Partner and head of litigation at Dickenson Gilroy, LLC (previous firm specialized in trust work)
