Course Description: Entity Selection for the Investor
Duration: 3.0 Hours
Purpose:
This course will familiarize the agent with the various choices an investor has to taking title to real estate and the consideration they must make in their decision.
First Hour Objective:
At the end of the first hour the agent will understand the different ways their client can hold title to real estate including their personal name, jointly with another, a C corporation, an S corporation, a Limited Liability Company, a Land Trust etc.
Second Hour Objective:
At the end of the second hour the agent will understand what questions their client needs to ask to begin the entity selection process.
Third Hour Objective:
At the end of the third hour the agent will understand the basic use of a Land Trust and a Limited Liability Company to provide privacy for the owner of investment property.
Ethical Consideration:
The agent must keep in mind as he/she discusses title-holding strategies that they do not cross the ethical line of giving legal or tax advice to their clients. Only a qualified tax preparation professional and an attorney need get into details with the client about such matters.
