Course: Get Rich “Slow” Buying Houses

Course Description
It seems everywhere you turn today you hear about the benefits of investing in houses. With the uncertainty of the stock market, low mortgage rates, and burdensome tax brackets, people with a little capital are looking for alternatives for long-term growth, cash flow and tax benefits to ensure their financial futures.

Buying houses can be a profitable experience when done with the help of an experienced professional.  Or it can be a financial disaster that movies are made of.

This is a broad overview of why you should buy houses.  We will answer the following questions:

  1. Why buy houses as compared to duplexes, quads or office buildings? 
  2. What does a good investment property look like?
  3. What part of town should I buy in?
  4. How do I locate a good property?
  5. What houses should I avoid? 
  6. How do I approach the owner?
  7. How do I offer less than asking price without making them mad?
  8. How do you ask the owner to take a little money over time?

We will end with:

  1. What are some of the tax benefits?
  2. Where are the profit centers of real estate?

Buying investment houses is not the same as buying one to move in. The rules are different. Knowing these rules will make you a better investor.

This course is not about buying and fixing up houses. It’s about buying “pretty houses” and holding them for investment purposes

This subject can be taught in one, two or three hour sessions, with varying amounts of detail, to fit your event.

Course Description: Buying the Right Investment House
Duration: 3 Hours

Purpose: Prepare the agent to help their clients think through what, why, and how to buy investment homes.

First Hour Objective:  Identify what to buy and why so agents can wisely guide the clients to acquire good properties.

Second Hour Objective: Help the agent consider the various methods of locating good investment properties.

Third Hour Objective: Help the agent think through how to approach the owner and negotiate the purchase for their clients.

Ethical Consideration: The agents need to think through the rules of the Real Estate Commission, BRETTA, Board Code of Ethics and local MLS rules as it relates to guiding their clients into investing in houses.
