Course Description: Tax Benefits of Real Estate
Duration: 3.0 Hours
Purpose:
To familiarize the agent with the 10 tax benefits of owning real estate from an investor’s perspective.
First Hour Objective:
At the end of the first hour the student will have a basic understanding of how owing real estate affects their income tax situation from a broad perspective.
Second Hour Objective:
At the end of the second hour the student will understand how capital gains is calculated and the effects of paying capital gains tax on the client’s overall investment strategy.
Third Hour Objective:
At the end of the third hour the student will be able to explain to their client the elements of the 1031 tax free exchange and how an exchange can be used to leverage their investment strategy as well as methods to avoid capital gains tax all together.
Ethical Consideration:
Agents need to be careful not to “cross the line” between giving the client “general” tax information versus trying to be a “tax expert” when discussing this issue with clients.

Most people know that owning real estate brings tax benefits but cannot explain exactly how it works. Many make the mistake of just letting their CPA handle it without realizing the impact on their tax return. This course familiarizes the student with the “10 tax benefits of owning real estate” from an investor’s perspective and will arm you with the information you need to ask intelligent questions to your CPA.
