Investor
financing is a Specialty
Most mortgage brokers claim that they do
investor loans, and
they probably do some simple investor loans. Other mortgage brokers
specialize in them. When mortgage brokers develop this specialty,
they develop connections with non-traditional lenders who make unusual
(sometimes called non-conforming) loans to investors.
These loans may have no
income verification requirements, they may be for self-employed
investors, or even for investors with 30 to 40 existing loans.
The loan to value (or LTV) may be 90%, 95%, or even 100%. Some
lenders even stack equity lines on top of existing investor loans
so you can take money out without disturbing the underlying mortgage.
The bottom line is that loans on investment property are available
at reasonable interest rates.
The
investor financing market is a moving target and it’s
hard to keep up with. Since we coordinate several investor loans
each month, we keep track of lenders that specialize in good “outside
the box” investor loans.
No one company has all the best loans.
Companies frequently change their policies and are unable to make
the loans they made last month. It’s a moving target and
we are constantly chasing down new mortgage ideas.
