Owner Services
Home and keys
Crown offers many real estate services that first time customers miss when they join our company. This part of our web site begins the educational process of “what we do and why”. As a client of Crown, we will often send you to our site to read about how we manage, what services we provide, and how Crown can help you with a wide range of additional services. Here is a start.
  1. Hours of operation
    Walk-in and phone:
    8:30am - 5:00pm (Monday - Thursday)
    8:30am - 4:30pm (Friday)

  2. Monthly Owner Reports Description
New clients often struggle with understanding their monthly financial report. We try to make it simpler. See a
    PDF Sample Owner Statement »

  3. Receive your disbursements via electronic funds transfer
Get your money sooner (direct deposit) and get it more conveniently (electronic owner statements) by signing up for our
    Fast Cash System »

  4. Rent Collections and Eviction Procedures
Rent collection is a stressful process. It requires a thorough understanding of Georgia tenancy laws and a strict adherence to legal procedures. When they fail to pay, see the
PDF steps we take to collect rent and evict tenants »

  5. Payment Options
Occasionally we need an owner advance to cover the cost of repairs, lawn care, utilities, or other expenses on your property. We’ve made it simple for you to use your credit card and other forms of payment on our
    Payment Options page »

  6. Want a discount on your fees?
Crown has developed several ways to lower fees for clients who partner with us in growing our business. See more about our
PDF Deferred or Discount Fees »

  7. Investor Newsletters
Crown is building a library of articles on all types of subjects for investors and landlords. See our
    Library of Articles »

  8. Anticipating and Funding Vacancy Expenses
When we get a move-out notice from your tenant there are some money issues we need to address before we order lawn care, utilities and rent-ready work. See our article on
    PDFAnticipating Vacancy Expenses »

  9. General Maintenance Issues
Maintenance is a tough task for property managers. Often we fell like we are getting yelled at from both sides: from tenants who think it ought to work, and owners who want two quotes before they spend $100.00. See our article on
    PDFGeneral Maintenance Issues »

  10. Managing Regular Maintenance vs. Major Replacements, Renovations, and Restorations
Let’s clarify how we handle regular maintaince breakdowns vs. major replacements, renovations and restorations. See our article on
    PDF Managing Regular Maintenance »

  11. Lease Renewals
As a matter of practice, Crown will automatically renew the lease for another year and increase the rent by 5%. We will not call, write or email you to remind you of the upcoming anniversary date. We assume you want the tenant to remain and we will do all we can to keep them there. See our
PDF Lease Renewal Policy for Owners »

If you do not want us to renew the lease, you should log the expiration dates and notify us, in writing, 90 days prior to the anniversary date. You can get the anniversary dates by calling or emailing us. We are happy to give you a copy of the lease so you can track the anniversary date.

  12. Need a good landlord (or liability) policy?
We have insurance agent contacts that understand all forms of investor insurance needs including landlord policies, personal umbrella policies, commercial umbrella policies, LLC’s and title holding trusts.

  13. Is it time to sell? We can help.
Crown has been selling houses for investor clients for over 25 years. We are members of both of Atlanta’s multiple listing systems. We are proficient at selling homes of all types whether it is a straight sale or something creative like lease purchase, wrap around mortgages, contract for deed, seller seconds, and other forms of owner financing. We can get the job done! Since we know the property already, we can get it on the market before the tenant moves out and get a head start on the marketing. For more information, email
    Robert Locke.

  14. Georgia Landlord Law
The Georgia Landlord Tenant Act regulates how landlords deal with tenants and lays out some rules we must comply with in the management of your property. See some excerpts from as well as the entire
Georgia Landlord Tenant Act & Other Laws »

  15. Extra Services
Owners have different needs and we want to help in any way we can. Here are some
extra things we can do for you as a client »

  16. When the tenant moves out owing Crown money...
When tenants move out owing money we do not give up easily. Over the years we have developed a multi-step procedure to chase them down and collect what’s owed. See our article on
PDF When a Tenant Moves Out Owing »

  17. Need to sell your property quickly?
Occasionally a client needs to sell their property quickly, in days or weeks. We can help. Crown gets calls all the time from investors looking for a deal. We will represent you. For more information, email
    Robert Locke.

  18. Hide title to your property
Leaving your name on title in the county court records could have some serious consequences. If a predator (someone looking for an easy target; like a tenant) sees your name on title, you make it easy for them to find you and serve you with a frivolous lawsuit. Asset protection means getting your name off title, without losing control of the property, the tax benefits, or cash flow.
Here’s how you do it »

  19. Need help buying more houses?
We have been helping investors buy houses in Atlanta for 25 years. We offer
special services to our investor clients ».

  20. Check out the value of your property
As a service to our existing customers, we will provide you a report on your property’s current re-sale value. We will check out the recent solds, tax records, and active listings in your community and email you the results.
Fill out this form and we will do the comps for you »

  21. Tax Free Exchange
To avoid sharing your profits with the IRS, we will help you do a 1031 Tax Free Exchange. We have done over 100 and understand the issues. For more information, email
    Robert Locke.

  22. Need to refinance?
We are not in the mortgage business and do not earn fees on mortgage loans. We do understand the investor loan business and can help you make a good decision regarding this specialized market. We have strong connections with reliable Georgia lenders who will give you good rates and great customer service. For more information, email
    Robert Locke.

  23. Research Rental Comps
Crown has a software package that pulls area rental information from both of Atlanta’s multiple listing services at the same time.
You can request the comps from us and we will do it for you »

  24. Property Visit Reports vs. Home Inspections vs.
    Contractor Visits

Property managers are not home inspectors. We are not trained in construction or mechanical issues. We do regular property visits, but there is a time to hire a contractor or a home inspector.
PDF Lets define the differences »

  25. Homeowner’s Associations Hassle Owners and Managers
Over the last few years we have seen a marked increase in Homeowner Associations changing their rules to limit rentals (and rental signs) in their subdivisions. This is a serious problem! See the article on
    PDF HOA Hassles »

  26. Termination Process
Because Crown is a licensed real estate broker, managing trust funds for both the owner and the tenant, there is a detailed process to releasing a client that begins with
