Three Investment Models:
Over 25 years of buying investment houses in Atlanta we have concluded there are three basic models (or markets) for investors to choose from.
- Buying Builder Bargains
Our long-standing relationship with area builders gives us opportunities to buy some great deals from time to time. We get called when they want to download some inventory fast. Sometimes we can get a bargain on the first units in a community to help them jump-start the location.
Sometimes it’s the last ones so they can close down the model and move to their next site. Occasionally, they need to hit quarterly or year-end quotas and need to sell a few houses at the last minute. Often they just have some unsold inventory and need to move them to get their bank to release more construction loans. Occasionally, we’ve been able to buy model homes and rent them back to the builder until they are done with the community.
Whatever their motivation, there’s a bargain to be had, and we get the call. When these opportunities present themselves, the time to act is measured in hours not days. We are always in competition with the community agents on these properties and have to move quickly. Our current investors always hear about these deals first as there is no time to get to know each other when these deals come around. We only get 20 to 30 of these opportunities a year so quantity is very limited. These homes are perfect for our <lease purchase program> or just buy and hold for a few years.
- Buying Re-sales
Crown maintains a strong resale-buying program to locate good properties in the North Atlanta suburbs for our investors. Through regular mailings and signs on trucks and along the roadsides, we pursue For Sale by Owners and listed properties in subdivisions we know have a history of good appreciation. We make two to three offers a day on good properties in an attempt to find motivated sellers.
These offers are being made on behalf of clients who are working with us to buy re-sale homes. We make offers subject to home inspections, get them under contract, order the home inspection, layout the acquisition numbers and present them to our client for a decision. We oversee every detail of the process and guide the investor through each decision. After the closing we can rent it, manage it, lease purchase it, or let you do it all. We have identified over 100 subdivisions in the North Atlanta suburbs where we buy homes on a regular basis. We track these communities carefully and watch for good properties. We usually buy homes less than five years old so our clients are not facing the expense of new roofs and furnaces. - Buying New Homes
The cost of housing in Atlanta is far below the national market and investors all over the country have discovered it <Read the Business Week Article>. Builders, both national and local, are putting thousands of new homes on the market every year in Atlanta and prices are increasing rapidly. Certain counties are growing faster than others <check out the hottest counties> but the entire Atlanta market is appreciating steadily.
Crown has long-standing relationships with North Atlanta builders and can guide you to the better communities. We can get you pre-construction pricing from several builders on new communities. Some builders have such strong product lines and locations that they have long waiting lists of buyers and it can take months to get in front of the community representative. Crown is on those lists and can get you in on pre-construction prices for many communities.
