    We are the only property management company (to our knowledge!) that will put our money where our mouth is by guaranteeing a qualified tenant within 30 days.

    Here is how it works: We will guarantee an approved application within 30 days of your home being rent ready*. An approved applicant is defined as a prospect that has been approved under Crown’s qualification standards, or by the owner as needed, and has paid their first month’s rent to secure the home and remove it from our marketing campaign. If we do not secure an approved applicant within 30 days of your home being rent ready*, we will waive a monthly management fee for every 15 days beyond that without an approved applicant.

    For example, if it takes us more than 60 days to rent your home, we will waive your first 2 months of management fees once we move in the tenant.

    *rent ready is defined by Crown as the following: Home must be vacant, clean & in good showing condition, utilities on (gas, power, & water), priced accurately, you must allow for pets with an additional security deposit, with a maximum rental amount of $2500. These conditions are to be determined at the sole discretion of a Crown leasing agent or representative to qualify.

    When you market your home with us, we will list your home in several websites including Georgia’s premier multiple listing service (FMLS). This approach gives us a distinct advantage over most of our competitors.

    Here’s why: Marketing your home on a variety of internet websites is one way to get the multiple prospects through the door. When you market your home with us, we will list your home on over 50 websites including well known (and expensive) ones like www.Rentals.com , www.RentalHouses.com ,and www.Hotpads.com, as well as many free websites including www.Craigslist.org. More importantly, we will list your home in Georgia’s premier multiple listing service (FMLS) exposing your home to thousands of hungry real estate agents and their tenant prospects. Most of our competitors refuse to do this because it means they have to share their fees with outside agents. Our priority is to get the home rented at all cost even if it means we have to give up part of the commission. Nearly 40% of our listings rent quicker at no additional cost to you with the efforts of cooperating real estate agents. The result is big savings for you in the amount of time your home is vacant.

    We offer a unique management fee structure based on the amount of rent collected. As the rent increases, your monthly fee percent decreases.     Here is the management fee breakdown.
    • 8% if the rent is under $1150 (Minimum management fee is $80)
    • 7% if the rent is between $1150 - $1299
    • 6% if the rent is between $1300 - $1799
    • 5% if the rent is between $1800 and $3,499
    • 4% on any rent over $3,500 (Maximum management fee is $200)

  5. Electronic Disbursements and Digital Statements on the 10th
    Through our fast cash system we disburse funds (and financial statements) to the owner electronically on the 10th of each month. Getting you paid quickly is one of our top priorities.

    Long gone are the days of doing it manually. Our management software and check scanning abilities allows us to process statements and payments quickly and efficiently. Some companies will snail mail you a check from their office on the 15th. Others make you wait until the 23rd. We do it on the 10th. Yet another competitive advantage for Crown.

  6. Performance-Based Fees
    Our philosophy is we shouldn’t get paid until you do. Although our efforts increase substantially during a vacancy, eviction (or when rent is unpaid) we won’t charge a management fee until rent comes in.

    If the tenant skips (or is evicted) during the first 12 months we prorate back to you the unearned procurement fee (applied towards the cost of re-renting the property). If the tenant skips (or is evicted) after 12 months we prorate back to you the unearned renewal fee (towards the cost of the next re-rent) In short, you’ll pay no management fees if the tenant does not pay rent or while property is vacant.

  7. Membership in Credit Bureau
    Crown is a direct member of Equifax, one of the nation’s largest credit reporting services. Not many property managers can say this and it’s a big deal! It allows us to collect on monies owed in-house and not through third-party collection agencies.

    We have been a member of the credit bureau for 30 years and this gives us power that other property managers only dream of. Most property managers get their credit reports off the internet from third party credit reporting service companies like Tenant Tracker. These companies sell property managers credit reports but do not give them the ability to report on the tenants rent payment history or report on any lingering debt the tenant owes after move-out. Few property managers have a system to report slow rent or unpaid balances to credit bureaus after move-out.

    Here’s how this membership helps Crown and ultimately you:

    1. Every month, Crown reports your tenant’s rent payment history to the credit bureau. This gives us power over the tenant, making it easier to get rent and other fees. Late payments are reported immediately, just like late mortgage payments, and credit is affected immediately if a tenant doesn’t pay on time.
    2. If the tenant leaves owing money, we report it to the credit bureau. Many tenants try to get the manager to apply the security deposit to cover the last month’s rent. This is a big problem, and most property managers have no way to stop it. Crown does! We report to the credit bureau within 30 days if the tenant fails to pay their final amounts due. This is a powerful tool to get tenants to pay. We can affect their credit immediately if they refuse to pay monies due.
    3. If a tenant skips, we can find them anywhere in the country through Equifax’s nationwide skip-tracing system. The next time the tenant applies for a credit card or a job, buys a car, or obtains a driver’s license we are alerted, can locate them, and pursue them for their outstanding balance.

  8. Other managers do not have this power and just give up when tenants move out owing you money. If they can’t collect it, you don’t get it.
