Resident Services: Rent Payment Procedures
Due Date
Rent is due on the 1st and late on the 2nd. If the 1st is a Saturday, Sunday or Holiday the next business day by noon is acceptable. We will provide rent payment envelopes upon request.
Personal Checks
Personal checks are acceptable at any time before the 5th of the month. After the 5th, certified funds are required. Certified funds are also required if checks begin bouncing. Crown will notify you in writing if personal checks will be refused.
Electronic Monthly Fixed Payments
Crown is pleased to offer you a new service—the Direct Payment Plan. Now you can have your payment deducted automatically from your checking or savings account. You won’t even have to change your present banking relationship to take advantage of this service.
No Cash
We do not want cash around the office. We have a “NO CASH” policy for everyone. Please use checks, money orders, ACH, or pay online.
Late Fees
After the due date, rent will not be accepted without the 10% late fee. We prefer you pay rent by the 1st to avoid paying any late fees.
Late Letter
Crown will mail you a late notice if rent has not been received by the 5th. This letter may cross in the mail with your payment. You must pay with a certified check or money order after the 6th including the late fee.
NSF Check
NSF fee of $50 is due regardless of the reason. (Your bank may reimburse you for this charge if they were at fault.) If this happens, Crown has the right to request certified funds from that day forward. You will be given 48 hours to make the check good. The NSF fee may be waived should you replace it within 48 hours by certified funds. If you fail to make it good within 48 hours, the 10% late fee and the NSF fee will be required in certified funds.
After the 9th
If rent is still unpaid by the 9th, Crown will begin dispossessory proceedings. Once this has started, rent will not be taken without the late fee, a $200 dispo fee and certified funds.
Credit Card
You may use a credit card for late fees, dispo fees, NSF charges or maintenance charge-backs, but not Security Deposit or Rent.
Pro-rated Rent
Rent is always due on the 1st regardless of when you move in or when your lease term begins. If your lease begins part way through the month, a full month’s rent is required the first month, and the pro-ration is paid on the first of the second month.
Last Month
Rent is required every month, including your last month. You may not use the Security Deposit to pay rent.
Payment Ledgers
Crown keeps close track of all moneys due and paid by each resident. You can get a print out of this ledger for your personal records. Requests must be made in writing and they will be mailed to the property address.
Using the Mail
You may always mail your rent to Crown. We will provide mailing envelopes upon request, however, if received after the 1st the late fee will be due. We recommend you mail your rent early and date your check the 1st of the month. We will hold it until the 1st.
Bring to the Office
To assure that payment is received by the 1st you may want to bring it to the office. A drop box in the front door is available for your convenience. Office hours are 8:30 to 5:00 Monday through Thursday, and 8:30 to 4:30 Friday.
Reporting
Crown will give you plenty of time to pay monies due under the lease. If you refuse to pay, Crown is a member of the national credit bureau and will report monthly your failure to pay all monies due.
